Receipt of any deposit monies and/or booking forms constitutes acceptance of all current booking conditions.
- The deposit of 20% is required within 48hrs of booking confirmation. If the booking is made less than 6 Weeks before the commencement of the holiday, payment must be made in full 48hrs from booking confirmation. The balance must be paid at least 6 weeks before the holiday begins. Non-payment of balance monies when due, will constitute cancellation of the holiday and forfeiture of the deposit.
- The hire of the property starts from 16:00pm on the day of arrival until 10.00am on the day of departure.
- The total number of people on the booking form must not be exceeded. We reserve the right to terminate Hire immediately without refund if numbers are exceeded.
- In the course of their duties the Owners and their representatives reserve the right to enter a property at any time.
- If you need to cancel your booking, please let us know immediately and confirm in writing. If the cancellation is prior to 6 weeks before the arrival date of your stay the deposit and booking fee will be non-refundable. If the cancellation is within 6 weeks the full amount of monies paid will be retained by the Owners.
- The Owner reserves the right to refuse any booking and to cancel any bookings already made if the property is unavailable (eg through fire, flood, etc) for any reason whatsoever, subject to a full refund of all monies paid (but no further liability). The Owner shall be under no other liability if such cancellation occurs.
- Liabilities. Neither Greta Grove House nor the owners accept liability to any person or member of a holiday booking for any personal injury, sickness, loss or damage to property however sustained or caused, nor for loss or theft of property and/or money. No discounts/refunds will be made for electrical or mechanical failure of any kind, however, we promise to make every effort to have any such failures corrected as soon as possible
- Personal belongings are at hirer’s risk at all times. NO responsibility can be accepted for loss or damage to any car or its contents.
- Complaints must be reported to us immediately. Property descriptions and all details both written and verbal are given in good faith and believed to be correct, but interpretation thereof can be subjective and as such their accuracy cannot be guaranteed. Property details may vary over time from photographs and descriptions on the websites.
- Damage, Loss, Theft: Guests agree to inform the Owners of any damage or loss however caused, excluding reasonable wear and tear incurred during occupation. Guests should not remove any item from the property. The Owner may ask for reasonable replacement costs. In the instance of damage, the Owner reserves the right to take payment for reimbursement of costs automatically via the payment method provided at booking.
- No Smoking: The Cottage Company has a No Smoking policy within properties.
- Nuisance: Guests should not cause nuisance or annoyance to occupants of any nearby property. Greta Grove is a quiet residential area so please respect the surroundings. If, in the opinion of the Owner or the Owners representatives, any person is not suitable to continue their occupation of the property because of unreasonable behaviour, damage or nuisance to other parties, the contract may be treated by the Owner as discharged and the Owner may repossess the property immediately. The Guest will remain liable for the whole cost of rental and no refund shall be due.
- Cleaning: The Owner expects the accommodation to be left in a reasonably clean and tidy state on departure. If, in the Owner’s or the Owner’s representative’s opinion, additional cleaning is required, you will be liable to the Owner for the cost of this cleaning
- Pets: No pets allowed as this is a condition of the leasehold on the property.
